The town of Flamingo was overbuilt during the Real estate boom years and there is a glut of Flamingo Condos. In addition, the prices for Flamingo Condos, Flamingo Beachfront and Flamingo Oceanfront Condos tend to be much higher than the surrounding beach towns including Punta Playa Vistas located nearby. Flamingo Beachfront Condos and Flamingo Oceanfront Condos are difficult to find due to the environmental restrictions that the Costa Rican government imposes on building close to the beach. The laws in Costa Rica provide for the first 200 meters (about 650 feet) as part of the Maritime Zone subdivided into a Public Zone and a Restricted Zone. The Public zone consists of the first 50 meters measured from the high tide, with the following 150 meters forming the Restricted Zone where a concession must be obtained from the Costa Rica Government. In order to apply for a concession the development must have the occupancy rights to the beachfront property then present the concession application along with the public deed to the Municipality having jurisdiction over the property. Then if the Municipality approves the concession it must then be approved by the Costa Rican Institute of Tourism. The land concessions to use the property to build Flamingo Beachfront Condos or Flamingo Oceanfront Condos are generally granted for only 20 years and then can be renewed. Therefore, it is important before buying Flamingo Beachfront Condos or Flamingo Oceanfront Condos to ask the seller where he bought the public deed and also check with the local municipality to certify the ownership of the occupancy rights or company that obtained the required concession.
